Roof cleaning, moss removal and soft washing in Cornwall

Remove built-up moss and organic growth from suitable roofs using a method chosen around the roof material, condition and access. Kernow Clean provides owner-operated roof cleaning from Tintagel across Cornwall, with the proposed scope explained before work begins.

A roof-cleaning plan built around the property

Moss removal and roof soft washing solve different parts of the problem. The roof covering, condition, pitch, access, nearby planting and drainage all affect the appropriate scope.

Roof moss removal

Bulk moss can be removed from suitable roof coverings where the material, condition and safe access allow. The quotation should identify the roof areas included and how dislodged material will be managed.

Roof soft washing

A controlled low-pressure treatment may be proposed for suitable roofs to address remaining organic growth. Product choice, dwell time, runoff and surrounding surfaces must be considered before treatment is agreed.

Access and protection

Roof height, pitch, fragile areas, extensions, conservatories, ground conditions and nearby property can change what is practical. Access and protection form part of the assessment, not an afterthought.

Why the cleaning method matters

A roof is a weatherproof building element, not simply another hard surface. One method is not suitable for every slate, tile, coating or roof condition. Existing cracks, loose or porous materials and previous repairs can also affect what should be attempted.

The National Federation of Roofing Contractors guidance on moss and lichens notes that pressure washing can force water into a roof space, particularly when sprayed upwards. Kernow Clean therefore starts with the roof and the property rather than promising a single method for every enquiry.

Cleaning can improve the appearance of a suitable roof and remove organic build-up. It does not repair cracked tiles, failed pointing, leaking flashings, damaged membranes or structural defects. Suspected repair issues need the appropriate roofing specialist.

A clear route from enquiry to quotation

How a roof-cleaning enquiry works

  1. Start a conversationCall Harlan or request a callback about your roof. Your name, telephone number and type of work are enough to begin.
  2. Describe the concernTell us where moss, lichen, staining or debris is most visible and mention any known defects or previous treatment.
  3. Assess suitabilityHarlan considers the roof covering, condition, access, surroundings and the practical method before agreeing the work.
  4. Confirm the scopeThe quotation should identify the areas, proposed work, access assumptions, exclusions and useful preparation.

Know what is being proposed

What the quotation should clarify

  • Whether moss removal, soft washing or both are proposed
  • Which roof areas and outbuildings are included
  • How access and nearby surfaces affect the work
  • Whether gutter clearance or cleanup is included or separate
  • Any preparation, water access or customer actions required
  • What cleaning cannot repair or guarantee

Roof work requires proper planning

The Health and Safety Executive's roof-work guidance describes roof work as high risk and says it must be organised, planned and carried out with suitable precautions. Every roof-cleaning enquiry is therefore subject to a practical access and suitability assessment. Do not climb onto the roof or use a ladder simply to obtain quotation photographs.

The HSE and NFRC links provide independent background information. They do not endorse Kernow Clean, and the actual roof, product instructions and agreed method determine suitability.

Roof-cleaning questions

Can every roof be cleaned?

No. Roof material, condition, pitch, access, fragile areas and surrounding features all affect suitability. Photographs help with the first review, but the work should not be accepted until a safe and appropriate scope can be agreed.

Is moss removal the same as roof soft washing?

No. Moss removal addresses bulky growth. A suitable low-pressure treatment may be proposed separately to address remaining organic growth. Your quotation should identify which parts are included.

Will roof cleaning repair leaks or damaged tiles?

No. Cleaning is not roofing repair. Cracked tiles, failed flashings, leaks and structural concerns need the appropriate repair assessment. Tell Kernow Clean about known defects before a cleaning method is considered.

Will the roof look new immediately?

No fixed result or timescale suits every roof. Moss removal can create an immediate visible change, while residual staining or treatment effects may change more gradually. Material age and condition also limit the achievable finish.

Does roof cleaning include gutter clearance?

Only when it is included in the agreed quotation. Roof moss removal, roof soft washing and gutter clearance are separate scope items, even when it is practical to discuss them together.

What photographs should I send?

Take clear photographs from safe ground positions showing each affected roof slope, the building height and nearby access. Include extensions, conservatories, rooflights, solar panels, overhead cables and delicate planting where relevant.
