How to clean house plastics, fascias and soffits safely

uPVC, PVCu and roofline cleaning: what are house plastics?

House plastics is an everyday term for exterior fittings such as uPVC fascia boards, soffits, gutter exteriors, downpipes, window frames and some plastic cladding. uPVC and PVCu are two names for unplasticised polyvinyl chloride; roofline cleaning usually refers to the fascias, soffits and gutter exteriors around the roof edge. These are not necessarily all the same material or finish. Painted, foiled, woodgrain-effect and weathered surfaces may need different treatment.

The fascia is the board along the roof edge; the soffit is beneath the overhang. Cleaning the outside of guttering is also different from removing leaves and debris inside it. If rainwater is overflowing, ask about gutter clearance rather than assuming an exterior wash will solve the problem.

Check safe access before choosing a cleaner

Keep DIY maintenance to areas you can reach safely from stable ground. Do not climb onto a conservatory roof, lean over a ladder or stretch across steps to reach dirty plastic. High-level work needs an appropriate access assessment.

Long poles also create hazards. Do not use them near overhead wires, and do not assume a wire is a telephone cable rather than a power line. Leave that area to a competent person who can establish a safe working method. Water must be kept away from electrical fittings.

How to clean uPVC window frames, downpipes and low-level plastics

1. Check the finish. Find the manufacturer’s care instructions and inspect for loose parts, cracking or peeling. Stop if the surface is damaged.
2. Prepare the area. Close nearby windows, keep a safe walking route and have a clean soft cloth or sponge ready. Avoid working on a hot surface in strong sun.
3. Test first. For compatible uPVC, try mild soapy water on a small inconspicuous patch. Avoid bleach-containing detergent and use only a cleaner suitable for that exact finish.
4. Wash gently. Lift ordinary dirt without scouring. Keep grit off the cloth, avoid forcing water into vents or joints, and follow the product’s rinsing instructions.
5. Finish and inspect. Wipe dry where appropriate with a clean soft cloth and assess the result. Persistent marks need investigation rather than progressively harsher products.

What should you avoid?

Abrasive pads can scratch a finish, and solvents or strong chemicals may damage it. A white uPVC cleaner may not be suitable for coloured or decorative film. Do not assume a pressure washer is appropriate for boards, seals or vents.

Cleaning removes dirt; it does not guarantee that aged yellowing, fading or damaged coatings will disappear. If an area remains discoloured after appropriate gentle cleaning, ask the product supplier whether the issue is staining, weathering or damage before buying a stronger cleaner.

Cleaning conservatory frames and roofs

Separate the job into frames, gutter exteriors and roof/glazing. A method suitable for a low-level uPVC frame is not automatically suitable for polycarbonate, coated glass or the roof seals. Identify the roof product and check the installer’s care instructions.

Self-cleaning glass still has specific maintenance requirements. For example, Pilkington Activ guidance cautions against abrasive contact and unsuitable cleaners that can affect its coating. Do not scrape marks off unknown coated glass or walk on the roof to reach them.

For a high roof or uncertain access, request an assessment instead of attempting it from a ladder. If enquiring about conservatory cleaning, send a photograph showing the whole structure and explain whether you need the frames, roof, gutters or a combination considered.

Keeping the result looking better

Observe the areas that collect dirt fastest, such as exposed faces or sheltered corners, and follow the manufacturer’s maintenance schedule. Coastal exposure, surrounding vegetation and the finish can affect the cleaning need. Avoid a fixed treatment interval that ignores the actual product and setting.
